Who We Are

Established in 2007 by our Director, Michael Acton, PDP Property Services Ltd is an experienced building, refurbishment and maintenance contractor based in Lancaster.

Operating from White Cross Business Park, we work across Lancashire and the wider North West, providing planned and reactive maintenance, refurbishment, building works, joinery, painting and decorating for local authorities, emergency services, education and other public-sector organisations.

Over the years, PDP has developed long-standing relationships with a number of public-sector clients. We currently carry out works for Lancashire County Council and Lancashire Fire & Rescue Service, including day-to-day reactive repairs, planned maintenance and larger refurbishment projects.

Our team includes experienced tradespeople, site management and dedicated office staff, allowing us to manage works from the initial request through to completion. Whether it is a small reactive repair or a larger refurbishment project, we aim to provide the same reliable service and standard of workmanship.

We understand the requirements of working in schools, care facilities, fire stations, offices and other occupied public buildings, where safety, safeguarding, communication and keeping disruption to a minimum are particularly important.

Alongside our planned works, PDP provides a 24-hour emergency call-out service for urgent building repairs, vandalism, damage and security-related works.

We are CHAS Elite accredited and continue to invest in Health & Safety, training and our workforce to ensure the work we carry out is completed safely, properly and in accordance with our clients' requirements.

Having recently secured a four-year framework with Lancashire County Council, PDP continues to build on the experience and reputation we have developed since 2007.

How We Work

At PDP Property Services Ltd, we keep things straightforward. Good planning, clear communication and experienced people are at the centre of how we work.

From the initial job request through to completion, our office and management team coordinate the works, arrange labour and materials, manage access requirements and keep clients updated throughout.

Larger projects are managed by an experienced Project Manager or Site Supervisor, while our day-to-day reactive works are allocated directly to suitably experienced operatives. All works are supported by the appropriate RAMS, Health & Safety procedures and site-specific requirements.

Managing Director Michael Acton remains actively involved in the day-to-day running of the company and oversees our contracts and larger projects, helping to ensure that the standards expected by PDP and our clients are maintained.

Our operatives are Enhanced DBS checked, allowing us to work confidently within schools, care facilities and other sensitive or occupied environments. Training and competency are regularly reviewed, with additional training provided where required for particular works, equipment or sites.

We understand that many of the buildings we work in remain operational while works are being carried out. Our teams therefore plan around the client wherever possible, maintaining safe working areas, keeping disruption to a minimum and leaving sites clean and secure.

Most importantly, we keep our clients informed. If something changes, additional work is identified or there is an issue on site, we communicate this rather than simply carrying on. This approach has helped us build long-standing working relationships with our clients across Lancashire and the North West.

At PDP Property Services Ltd, Health & Safety starts with making sure the work is properly planned, the risks are understood and the correct controls are in place before work begins.

We are CHAS Elite accredited and hold Once For All SSIP accreditation, demonstrating that our Health & Safety arrangements have been independently assessed against recognised industry standards.

Our management team holds IOSH Managing Safely and SMSTS qualifications, with further training held across the workforce including Asbestos Awareness, IPAF and other trade and equipment-specific training relevant to the work being carried out.

All works are covered by appropriate Risk Assessments and Method Statements (RAMS). These are issued to the operatives carrying out the work so that they understand the job, the hazards involved and the control measures that must be followed.

Site conditions are monitored throughout the works and, where circumstances change, the risks are reviewed and additional controls put in place where required. Toolbox Talks, site inspections and ongoing training are also used to reinforce safe working practices across the company.

This is particularly important when working within schools, care facilities, fire stations and other occupied public buildings, where consideration must be given not only to our own workforce but also to staff, residents, visitors and members of the public.

Our approach is simple: plan the work properly, use competent people, provide the right equipment and make sure the agreed safety procedures are followed.

Quality & Standards

At PDP Property Services Ltd, we take pride in the standard of our work and expect jobs to be completed properly, safely and in accordance with the client’s requirements.

 

We have established Quality Management procedures in place to help us monitor our work from the initial job instruction through to completion. Depending on the type and size of the works, this can include site inspections, progress checks, photographic records and completion checks.

 

Our operatives are experienced in the work they undertake and are expected to maintain the standards required by both PDP and our clients. Where specialist trades are required, we use approved subcontractors who are assessed for competence, experience, insurance and relevant accreditations before being used.

 

Quality is monitored throughout our works and any defects, concerns or additional works identified are recorded and dealt with as required. Where something is not to the expected standard, we expect it to be put right.

For our reactive maintenance works, we maintain clear job records including the original instruction, site information, operative notes and photographs where required. For larger refurbishment and planned works, additional inspections and management checks are carried out throughout the project.

We also use client feedback, reported defects and completed job reviews to identify where improvements can be made.

Our aim is straightforward — to complete the work correctly, use suitable materials, maintain good workmanship and leave the site clean, safe and ready for use.

Our Frameworks

 

PDP has secured a four-year framework with Lancashire County Council, delivering building, maintenance and refurbishment works across the Council's property portfolio.

We also hold the Joinery and Painting Framework with Lancashire Fire & Rescue Service, carrying out planned and reactive works across fire stations and other LFRS properties throughout Lancashire.

These frameworks cover a wide range of works, from day-to-day repairs and maintenance through to planned joinery, painting, building improvement and refurbishment projects.

Where required, we have IPAF trained operatives for the safe use of Mobile Elevating Work Platforms (MEWPs), allowing us to undertake suitable work at height using powered access equipment.
